FAR Formula

FAR = Total Built-up Area ÷ Plot Area

Residential (Urban) 1.5 - 2.5
Residential (Sectors) 2.0 - 3.5
Commercial 3.0 - 4.5

Understanding FAR (Floor Area Ratio)

FAR determines how much you can build on your plot. It's the ratio of total built-up area to the gross plot area.

How FAR Works

If your plot is 300 sq. yd. (2,700 sq. ft.) and FAR is 2.0, you can build up to 5,400 sq. ft. across all floors.

2,700 × 2.0 = 5,400 sq. ft.

Zone-Based FAR

  • Sectors 1-57: FAR 2.0-2.5
  • Golf Course Road: FAR 3.0-3.5
  • New Sectors: FAR varies

Why FAR Matters

  • Legal compliance with DTCP
  • Avoid construction violations
  • Plan floors effectively
  • Maximize property value
